How Professional Concrete Crack Repair Works

A professional crack repair is a sequence, not a tube of filler: the surface is cleaned, each crack is opened and prepared, a suitable repair material goes in, and the area is recoloured so the repair blends in. Each stage exists because skipping it is a known cause of failure. This guide explains the reasoning so you can judge any quote, ours included; it is not a do-it-yourself manual.

Why is crack repair a process rather than a single product?

Because the crack is only the visible part of the job. The concrete either side of it, the dirt inside it, the coating over it and the condition of the slab all decide whether the repair lasts.

Products matter, but they are designed to work on prepared surfaces under the conditions described in their data sheets. A contractor who skips preparation is relying on the product to do something it was never designed for.

What happens before any crack is touched?

First comes the assessment: is the slab stable, and is the crack a surface crack or a sign of movement? If there is a step across the crack, sinking or a growing crack, the professional answer is to stop and refer it to an engineer.

Our guide to crack types explains the signs. A good contractor asks about the crack's history, and will happily tell you when the job is not for them.

A repair contractor who never mentions the possibility of movement is not doing you a favour.

Why does the whole surface need cleaning first?

Dirt, algae, moss, dust and loose particles sit inside cracks as well as on the surface. Repair material placed on top of that layer bonds to the dirt, not to the concrete, and lets go.

Pressure cleaning the whole area, not just around the cracks, also prepares the surface for the coating that comes later. It is the same reason the Marbella carport in our photos was washed before anything else happened.

What does opening and preparing a crack mean?

A fine crack is often too narrow and too dirty inside for any repair material to get into. Professionals therefore open the crack along its length to give it a clean, sound profile, and remove the loose material that comes out.

This step looks destructive to owners, because the crack temporarily gets bigger. In reality it is what lets the repair reach sound concrete instead of bridging over a weak, dusty edge.

Edges that have chipped or crumbled beside the crack are treated in the same way, which is where crack repair overlaps with spalling concrete repair.

How is the repair material chosen and placed?

The material has to suit outdoor concrete, the width and depth of the crack, and whether the crack is expected to stay still. The product data sheet sets out where it may be used and how it must be applied, and a professional follows it rather than improvising.

Drying and overcoating times also come from the data sheet and depend on temperature and humidity. That is why we do not quote fixed times on this site: the honest answer is per the product data sheet.

Why recolour the whole area after the repair?

Because a filled crack on a faded slab always looks like a repair. The filler is a different colour and texture from weathered concrete, and the eye goes straight to it.

When the edges are cut in by brush and the whole area receives two coats of synthetic resin paint, the repaired lines and the old surface share one colour. Close up, a fine trace can sometimes remain, but the surface reads as one piece.

On stamped surfaces the same principle applies; see imprinted concrete repair for what changes with a pattern.

What should you ask a contractor about their crack repair?

The answers tell you quickly whether a contractor follows a process or just fills and paints. You do not need technical knowledge to ask them.

  • Will the whole area be cleaned before any repair?
  • Will the cracks be opened and cleaned out, or just filled over?
  • Is the repair material suited to outdoor concrete, and can I see its data sheet?
  • Will the whole surface be recoloured, or only the repaired lines?
  • What will you do if a crack looks like movement?

The full contractor checklist is in our article on choosing a concrete repair contractor.

Does the weather affect a crack repair?

Yes. Repair materials and coatings each have conditions of use in their data sheets, typically covering surface and air temperature, humidity and whether rain is expected.

On the Costa del Sol the challenge is often heat and strong sun on the slab rather than cold. A professional plans the repair and the coats around those conditions and will move a day rather than apply outside the data sheet's limits.

Can the process be shortened to save money?

Not without raising the risk of failure. The most common shortcuts are filling cracks without cleaning them out, patching only the worst spots, and painting straight over without repairing at all.

Each of them can look fine when the contractor leaves and fail soon after. If budget is the issue, it is usually better to repair and recolour a smaller, well-defined area properly than to treat a large one badly. Our crack repair service page explains what we include.

Frequently asked questions

Why do contractors make cracks bigger before repairing them?

Opening a crack gives it a clean, sound profile that repair material can grip. A narrow, dirty crack cannot be filled properly, so the filler bridges over loose dust and lets go. The crack looks bigger for a short time, but the repair is far more reliable.

Is cleaning really necessary before crack repair?

Yes. Repair materials and coatings are designed to bond to clean, sound concrete. Dirt, algae and loose particles inside or around the crack act as a release layer. Cleaning the whole surface also prepares it for the recolouring that follows.

Which filler is best for concrete cracks?

We do not recommend products by name. The right material depends on the crack, the surface and whether movement is expected, and its product data sheet sets out where and how it can be used. Ask your contractor what type they plan to use and why.

Can I get a crack repaired without repainting the whole driveway?

It is possible, but the repair will usually be visible as a line or patch against the weathered surface. Recolouring the whole area in two coats is what makes the result look even. We can discuss a smaller defined area if you only want part of the surface done.

How long does a crack repair take to dry?

That depends on the repair material, the temperature and the humidity, and is set out in the product data sheet. We do not quote fixed drying times; we tell you before starting when the area can be walked on and driven on, based on the products used.

Can every crack be repaired?

No. Surface cracks in a stable slab can be repaired. Cracks caused by ongoing movement in the ground or structure cannot be fixed with a surface repair, and need an engineer to identify and deal with the cause before anything is done to the surface.

Is this guide a set of DIY instructions?

No. It explains what a professional repair involves and why, so you can judge quotes and ask the right questions. We do not publish step-by-step DIY instructions or recommend products for home repair, because the right method depends on the crack, the slab and the product data sheet.

Why do some crack repairs fail quickly?

The usual reasons are poor cleaning, cracks that were not opened, the wrong material for the job, or a slab that was still moving. Painting over unrepaired cracks also fails quickly, because the crack shows straight back through the new coating.

Will the repaired cracks be completely invisible?

After a two-coat recolour, most repaired cracks are hard to spot from normal viewing distance. Up close, a faint line can sometimes still be seen, depending on the crack width and surface texture. We tell you what to expect after seeing your photos.

Does the same process apply to imprinted concrete?

Broadly yes: clean, open and prepare, repair, cut in the edges, recolour in two coats. The difference is that the stamped texture cannot be fully recreated in the repair, so the even recolour does more of the work in making the surface look whole.

Can I see the data sheet of the materials you use?

Yes, you can ask for the product data sheets of the repair material and the coating before work starts. They set out the conditions for use, drying times and expected performance, and they are the reference we follow on site rather than rules of thumb or habit.
