Crack repair and edge masking on the stamped concrete driveway (Marbella)

Concrete Repair in Malaga for Villa Driveways, Patios and Carports

Cracks, potholes, spalling and broken joints repaired on your existing driveway or patio, then recoloured in two coats, with nothing dug up.

Most cracked, chipped or patchy outdoor concrete on the Costa del Sol does not need breaking out: it needs the damage repaired properly and the surface recoloured in two coats of synthetic resin paint. We repair cracks, small potholes, spalling, joints and edges on existing driveways, terraces, carports and imprinted concrete, with no rubble and no new slab. Where a crack points to ground movement or a structural problem, we say so plainly and send you to an engineer first.

What does concrete repair in Malaga actually involve?

Concrete repair, the way we do it, means fixing the visible defects in a slab that is still sound, then giving the whole surface a new, even colour. The concrete stays where it is: we clean it, open up and fill the cracks, rebuild small broken areas, tidy the joints and edges, and finish with two coats of synthetic resin paint.

This suits the driveways, carports, pool surrounds and terraces that sit in the sun all year on the coast and slowly turn pale, hairline-cracked and tired. A villa entrance that looked grey and chalky can end up deep, uniform and glossy again, without a single slab being lifted.

What it is not: we do not pour new concrete, build new paving, work on indoor or industrial floors, mark out parking bays or carry out structural surveys. If your problem falls into one of those categories, we will tell you at the photo stage rather than after a site visit.

Which concrete defects can we repair, and which ones can't we?

We repair surface damage on outdoor concrete that is otherwise stable. In practice that covers five families of defect, each with its own page.

Common defects on outdoor surfacesFaded colourCrackSpallingPotholeOil stainPeeling paintCommon defects on outdoor surfaces
  • Cracks: hairline and open cracks in driveways, patios and terraces, repaired before recolouring. See concrete crack repair.
  • Small potholes: shallow holes and broken pockets where traffic or water has worn the surface away. See pothole repair.
  • Spalling and crumbling: flaking, scaling or crumbling top layers on driveways and patios. See spalling concrete repair.
  • Joints: broken or open expansion joints and gaps between sections. See expansion joint repair.
  • Imprinted concrete: cracked, faded or worn stamped concrete driveways and pool surrounds. See imprinted concrete repair.

What we cannot fix with repair and paint is a slab that is moving. If part of the driveway has dropped, if a crack has a step in it, or if the same crack keeps reopening, the cause sits underneath and needs to be found by a qualified professional first.

How can you tell if a crack is cosmetic or structural?

A crack is usually cosmetic when it is fine, flat on both sides and has not grown since you first noticed it. A crack is a warning sign when one side sits higher than the other, when it is getting wider, or when the slab around it sounds hollow or has visibly sunk.

Painting imprinted concrete does not cure subsidence: if the ground is moving, that has to be solved before any surface repair makes sense.

We are not engineers and we do not diagnose structural faults. What we can do is look at your photos and tell you honestly whether the damage looks like something we repair or something you should show to an engineer or surveyor before spending money on the surface. Our guide to crack types and when to call an engineer explains the signs in more detail, and these red flags are worth checking before you book anyone.

What does the repair process look like on a villa driveway?

Every job follows the same order, because each step depends on the one before it. The repairs only hold if the surface is clean, and the colour only looks even if the repairs and edges are done first.

  1. Photo and measurements: you send pictures and the rough square metres by form or WhatsApp, and we tell you whether it is a repair job.
  2. Pressure cleaning: dirt, moss and loose material come off so that fillers and paint bond to sound concrete.
  3. Repairs: cracks are opened and filled, small holes and spalled patches are rebuilt, and joints are tidied.
  4. Edge cutting: the borders along walls, posts and steps are cut in by brush, so the colour line stays clean.
  5. Two coats of colour: synthetic resin paint goes on in two coats over the whole area, which pulls repairs and old surface together visually.
  6. Finished: the area is handed back once the coating is ready for use, following the product data sheet.

Drying and traffic times depend on the product and the weather, so we follow the product data sheet rather than quoting a fixed number. You will know before we start when the area can be walked on and driven on again.

What did our Marbella imprinted driveway repair look like?

Our reference job is a villa in Marbella with a grey, stone-pattern imprinted concrete driveway, a carport under a reed-roofed pergola and an apron in front of the garage. The concrete had gone pale and dull, and cracks ran through the driveway.

The sequence was exactly the one above: pressure washing, filling the cracks, cutting in the edges by brush, laying the first strips of colour, then finishing the surface. The result is a dark, glossy, even driveway running up to the carport, where the old patchiness has gone.

You can follow the stages photo by photo on our work page. We only describe what the photos show, so you can judge the result for yourself.

Why repair your concrete instead of replacing it?

Repair keeps the slab you already paid for. If the base is stable, breaking it out means demolition, rubble to dispose of, new concrete and a driveway you cannot use for a long stretch, all to fix damage that sits in the top of the surface.

Repairing and recolouring avoids the skip, the dust and the heavy machinery on a villa plot. It also means the levels, falls and drainage you already have stay exactly as they are, which matters around pools, gates and garage thresholds.

Replacement is the right call when the slab itself has failed: widespread sinking, large broken sections or a base that has washed out. If you are not sure which side of the line you are on, the repair, recolour or replace decision guide on our sister site walks through it, and our article on when repair is not enough covers the warning signs.

Can the repair be organised while you are away from your villa?

Yes, the service is set up so that owners who live abroad for part of the year, or let the property out, do not need to be on site. The whole process can start from photos, and you can deal with us in English by email or WhatsApp.

  • Send photos of the damage, a wide shot of the whole area and the rough square metres.
  • We reply with what we can repair, what we cannot, and a quote.
  • Access can be arranged with a key holder, a property manager or your community's gatekeeper.
  • We can send photos of the stages and the finished surface, so you see the result before you fly back.

For rentals, it helps to plan the work between bookings. Tell us your free dates when you write, and we will tell you whether the timing is realistic for the size of the job and the product data sheet. Short notice is possible on smaller areas, but larger driveways are easier to fit in when you give us a window.

What decides the price of a concrete repair?

The price depends on the area in square metres, how much repair the surface needs and how easy the site is to reach. A driveway with a few hairline cracks costs less per square metre to prepare than one with open cracks, spalling and broken edges.

What affects the quote1m²2Surface condition3Cracks to repair4Cleaning needed5Access6Community / timingWhat affects the quote
  • Total surface to clean and recolour.
  • Number and type of cracks, holes and spalled patches.
  • Amount of edge cutting along walls, posts, steps and planters.
  • Access for equipment and water, and whether vehicles need moving.
  • Condition of any old coating that has to come off.

We do not publish prices on this site. For the per-square-metre guide price and what it includes, see the quote and price page, then send us photos for a firm figure.

Do you need permission to repair outdoor concrete in Malaga province?

Sometimes. In Málaga city, repairing or coating exterior slabs in gardens, pool areas or common areas is listed as a minor work handled by a declaración responsable, although protected zones may need a full licence.

For Marbella, Estepona, Mijas, Fuengirola, Benalmádena and Torremolinos we have not been able to verify the exact procedure (to be verified). Depending on the municipality and the area, a declaración responsable or a licence may be required, so check with your ayuntamiento before work starts.

In a community of owners, the community normally decides on work to shared areas. If your driveway or garage is a common element, raise it with your administrator before booking.

Frequently asked questions

What kind of concrete do you repair?

We repair existing outdoor concrete: plain concrete driveways, patios, terraces, carports, pool surrounds and paths, plus imprinted or stamped concrete. The slab has to be basically stable. We do not build new paving, pour new slabs, or work on indoor or industrial floors.

Do you fix the cracks before painting, or just paint over them?

The cracks are always repaired first. Painting over an open crack only hides it for a short while, because the crack telegraphs through the coating. We clean, open and fill the cracks, then apply two coats of synthetic resin paint over the whole area so the repairs blend in.

Can you fix a driveway that has sunk?

Not with surface repair. A sunken or rocking section means something has moved underneath, and that needs a qualified professional to diagnose before anything else. Once the cause is dealt with, we can look again at repairing and recolouring the surface if the slab is still usable.

How do I know if a crack is structural?

Warning signs include one side of the crack sitting higher than the other, a crack that keeps getting wider, sinking around it, or cracks that also appear in nearby walls. Any of those should go to an engineer or surveyor. We can tell you from photos whether it looks like our kind of job.

Will the repaired cracks still show?

The aim is a surface that reads as one even colour, and the recolouring does most of the work. Depending on the crack and the pattern, a filled line can sometimes remain faintly visible at close range. We discuss this honestly at the photo stage so the result matches your expectations.

Do you remove the old concrete?

No. Our whole approach is repair without demolition: the existing slab stays, we clean and repair it, then recolour it in two coats. That means no rubble to take away and no new concrete. If a slab really needs replacing, we will say so and it is not work we carry out.

How long before I can drive on the repaired driveway?

That depends on the repair materials, the coating and the weather, so we follow the product data sheet rather than giving a fixed figure (to be verified per product). Before we start, you will know when the area can be walked on and when vehicles can go back on it.

Can you repair imprinted concrete around a pool?

Yes, imprinted pool surrounds are one of the surfaces we repair and recolour. Pool areas need extra care with edges, copings and drainage, and any question about slip behaviour of the finish has to be answered from the product data sheet, not from our opinion.

Do I need to be in Spain while the work is done?

No. You can organise the whole job from abroad. You send photos and measurements, we agree the quote and dates by email or WhatsApp, and access is arranged with your key holder or property manager. We can send photos of the stages and the finished result.

Can I write to you in English?

Yes. You can send your photos, questions and access details in English by email or WhatsApp, and we will reply in English. Quotes and arrangements can be handled in writing, which is useful if you are managing the property from another country.

How much does concrete repair cost?

We do not quote prices on this site because the cost depends on square metres, the amount of repair and access. Our sister site lists the guide price per square metre and what it covers. For an exact figure, send photos and the rough area of the surface.

What do you need from me for a quote?

A few clear photos of the damage, one wide photo showing the whole area, the approximate square metres and the town where the property is. Mention anything unusual, such as steps, a ramp, a pool edge or an old coating that is peeling.

Which areas do you cover?

We are based in Marbella, at Avenida Antonio Belón 3, and work on properties across Málaga province, including the Costa del Sol towns and the inland villages. Send the location with your photos and we will confirm whether and when we can reach it, and how access will work.

Do you repair potholes in a concrete driveway?

We repair small potholes and broken pockets in the surface of an otherwise sound driveway. Deep holes that go right through the slab, or holes caused by a washed-out base, are a different problem and need the base dealt with first, which is not work we do.

What is spalling and can you repair it?

Spalling is when the top layer of concrete flakes, scales or breaks away, leaving a rough, pitted surface. Where the damage is limited to the surface and the slab below is sound, we remove the loose material, rebuild the patches and recolour the area so it reads as one surface again.

Can you fix a broken expansion joint?

Yes, we repair open, broken or crumbling joints and the edges either side of them, as part of the wider repair and recolour. A joint is there to let the slab move, so the aim is to restore it, not to fill it solid and push the cracking elsewhere.

Do you mark parking lines or number spaces?

No, line marking and space numbering are not part of our service. We also do not work on industrial warehouse floors or indoor floors, and we do not lay new paving. Our work is repairing and recolouring existing outdoor concrete and imprinted concrete that is still basically sound.

Do you provide a structural report?

No. Structural surveys, calculations and design are outside what we do. If the damage looks structural, we recommend you have it checked by a qualified engineer or surveyor, and we can come back to the surface repair once their recommendations are in place.

Is permission needed for this kind of repair?

It depends on the municipality. In Málaga city, repairing exterior slabs is treated as a minor work under a declaración responsable, with a licence in protected zones. For other towns we have not verified the rules (to be verified), so check with your ayuntamiento first.

Can a community of owners book a repair?

Yes, if the work concerns shared areas such as a communal driveway or garage ramp, the request normally comes through the administrator or president after the community has dealt with it. Send photos and the area, and we can prepare a quote for the community to review.
