Patio Repair in Spain: Crack Repair for Concrete Patios and Driveways
Cracks in a concrete patio or driveway can usually be repaired in place: we clean the surface, open and fill the cracks, then recolour the whole area in two coats so the repair disappears into one even finish. This works when the slab is stable. If a crack has a step in it or keeps widening, the slab is moving and an engineer needs to see it before any repair.
Send us a photo and the m²Which cracks can be repaired without replacing the patio?
Surface cracks in a slab that is still level and solid are the ones we repair. On the Costa del Sol these are typically fine crazing across a sun-baked terrace, straight hairline cracks across a driveway, and wider but flat cracks that have opened and then stopped.
What they have in common is that both edges sit at the same height and the concrete around them does not move underfoot. In that situation, a properly prepared and filled crack plus a fresh coloured coating gives you back a surface that looks whole.
- Hairline crazing on terraces and pool surrounds.
- Straight cracks across driveways and carports.
- Cracks along the edges of steps, planters and walls.
- Old cracks that were badly filled before and have opened up again at the surface.
- Cracks through imprinted concrete, covered in more detail on our imprinted concrete repair page.

When is a crack a job for an engineer instead?
A crack becomes an engineer's job when it suggests the slab or the ground beneath it is moving. Filling and painting a moving crack only buys a short pause before it reopens, and it can hide a problem that is getting worse.
We do not carry out structural surveys or design repairs to foundations, and we will not pretend to. Our guide on crack types and when to call an engineer lists the signs to look for, and the article on red flags before repairing concrete gives you a quick checklist.
How do we repair a crack in a concrete patio or driveway?
The crack repair is one part of a fixed sequence, and its success depends on the cleaning that comes before and the coating that comes after. This is a description of our work, not a set of instructions to copy.
- The whole area is pressure cleaned so that dirt, algae and loose particles come out of the cracks as well as off the surface.
- Each crack is opened and cleaned out along its length, so the repair material has sound concrete to grip.
- The cracks are filled with a repair material suited to outdoor concrete, applied as its product data sheet requires.
- Edges along walls, steps and posts are cut in by brush.
- The whole surface is recoloured in two coats of synthetic resin paint.
The reason we recolour the whole area rather than spotting the cracks is simple: a filled crack on a faded slab always looks like a repair. Under an even coloured finish, the line is far less noticeable and the surface reads as one piece again. Our article on how concrete crack repair works goes into the reasoning behind each stage.
Why do concrete patios and driveways crack on the Costa del Sol?
Most surface cracks come from the concrete shrinking as it dried, heat movement over the seasons, and loads the slab was not designed for, such as heavy vans on a thin patio. Missing or badly placed joints make it worse, because the slab cracks where it wants to rather than where it was meant to.
Roots from nearby trees, water getting under the edges and poorly compacted ground underneath are the causes that worry us more, because they can lead to movement. When we see signs of these in your photos, we mention it before quoting.
If the cracking follows the line of a joint, the problem may be the joint itself, which we handle on our expansion joint repair page.
Will the repaired cracks be visible after recolouring?
In most cases the finished surface reads as one even colour from normal viewing distance. Up close, depending on how wide the crack was and the texture around it, a fine line can sometimes still be traced.
We would rather tell you that now than promise an invisible repair. Looking at your photos, we can say which cracks are likely to vanish under the colour and which may leave a faint trace.

Can driveway crack repair be organised from abroad?
Yes. A crack repair quote starts from photos, so it suits owners who spend part of the year away or let their villa. You can deal with us in English by email or WhatsApp from wherever you are.
Send close-ups of the worst cracks with something for scale, one wide shot of the whole driveway or patio, and the rough square metres. Access can be handled through your key holder or property manager, and we can send photos of the work as it progresses.
What affects the cost of a patio crack repair in Malaga?
The cost is driven by the total area to recolour, how many cracks there are and how wide, and how easy the site is to work on. A terrace with light crazing needs far less repair time than a driveway with long open cracks and broken edges.
We do not publish prices here. The guide price per square metre and what it includes are explained on the price per m² page, and a firm quote comes after we see your photos.
Frequently asked questions
Can you repair a cracked patio without replacing it?
Yes, if the slab is stable. Surface cracks in a level, solid patio can be cleaned out, filled and then hidden under two coats of synthetic resin paint over the whole area. If the patio has sunk or the cracks have a step, the cause underneath needs to be investigated first.
Do you only fill the cracks or do the whole surface?
We repair the cracks and then recolour the whole area. Filling cracks on their own leaves visible lines on a faded slab. A full two-coat recolour ties the repairs and the old surface together, which is what gives the even finish owners are after.
What is the difference between a hairline crack and a structural crack?
A hairline crack is fine, flat and usually caused by shrinkage or heat movement in the surface. A structural crack tends to be wider, may have one side higher than the other, and often keeps growing. The second kind needs an engineer to assess it before anyone repairs the surface.
Can you stop a crack from coming back?
We can repair a crack in a stable slab properly, but we cannot stop a slab from moving. If a crack reopens after repair, that usually means there is ongoing movement, which a surface repair cannot fix. That is why we ask about the history of each crack before quoting.
Do you repair cracks in driveways used by cars?
Yes, driveways and carports are among the most common surfaces we repair. When cars can go back on the surface depends on the repair material and the coating, and we follow the product data sheet for that rather than giving a fixed time.
Can you repair cracks around a swimming pool?
Yes, cracks in concrete and imprinted pool surrounds can be repaired and recoloured. Around pools we take extra care with the coping edge and drainage. Questions about how slippery a finish is should be answered from the product data sheet, which we can share with you.
My patio was repaired before and the cracks came back. Why?
Either the earlier repair was only surface deep, or the slab is still moving. A crack that was simply painted over will reappear quickly. If the same line keeps reopening after a proper repair, it points to movement and should be checked by an engineer before more money goes into the surface.
Do you provide a structural assessment of cracks?
No, structural assessment is outside our service. We can tell you from photos whether the damage looks like surface cracking that we repair. If it looks like movement, we will suggest you get a qualified engineer or surveyor to look at it first.
What photos do you need to quote for crack repair?
Send close-ups of the main cracks with a coin or a tape measure for scale, a wide photo of the whole area, and the approximate square metres. Tell us if any crack has grown recently or if part of the slab feels hollow or rocks underfoot.
Do you work across the whole Costa del Sol?
We work from our office in Marbella across Málaga province, including the coast and inland towns. Include the town or urbanisation with your photos and we will confirm whether we can reach it and how access through any gated community will be arranged.
Can you match the original colour of my patio?
Because we recolour the whole area, the aim is not to match the faded original but to give the surface a new, even colour. We can discuss colour options with you before the work. A uniform new colour is what hides the repaired cracks most effectively.
