Spalling Concrete Repair: Crumbling Patios and Driveways Restored
Spalling concrete, where the top layer flakes, scales or crumbles away, can be repaired without replacing the slab as long as the concrete underneath is sound. We remove everything loose, rebuild the damaged patches and recolour the whole area in two coats. If the crumbling goes deep or exposes rusting steel, it needs an expert assessment first.
Send us a photo and the m²What is spalling concrete and what does it look like?
Spalling is the breakdown of the top layer of concrete into flakes, chips and shallow craters. On a driveway it shows as rough, pitted patches where the smooth surface has gone; on a patio it often starts as a powdery, sandy feel underfoot before pieces come away.
A crumbling concrete patio and a crumbling concrete driveway usually have the same root issue: the surface layer has lost its strength and is wearing faster than the concrete below it.
- Flaking or scaling patches on a once-smooth surface.
- Shallow craters with sound, hard concrete at the bottom.
- Powdery or sandy surface that rubs off on your shoe.
- Broken corners and edges along steps and borders.
- Pitted areas around downpipes, drains and garden taps.
Why does concrete spall on the Costa del Sol?
The usual causes are a weak top surface from when the concrete was laid, water repeatedly sitting on or soaking into the slab, and wear from traffic. Areas that stay wet, such as around drains, pool edges and irrigation, tend to spall first.
A different and more serious cause is steel reinforcement rusting close to the surface. Rust takes up more space than steel, so it pushes the concrete off from inside, and that is a problem a surface repair cannot fix on its own.
How do we repair spalled and crumbling concrete?
The repair stands or falls on how much weak material is removed. After pressure cleaning the whole surface, we take off every loose flake and every crumbling area until only hard, sound concrete is left.
The damaged patches are then rebuilt with a repair material suited to outdoor concrete, used as its product data sheet describes. Once nearby cracks and edges have been dealt with, the area is cut in by brush along walls and steps and recoloured in two coats of synthetic resin paint.

Our guide on potholes and spalling explains how professionals tell surface spalling from deeper failure, in plain language and without DIY steps.
Why can't you just paint over spalling concrete?
Paint on a crumbling surface sticks to the crumbs, not to the concrete. As the weak layer keeps breaking up, the coating comes away with it, often in larger sheets than the original flakes.
This is one of the most common reasons coatings fail on driveways, and it is covered in our article on what can go wrong with concrete repair. Removing the weak layer and rebuilding first is what gives the coating something solid to bond to.
When is a crumbling driveway beyond repair?
When the crumbling is widespread and deep, when large areas sound hollow, or when the slab underneath is breaking up as well, repair stops being sensible. At that point you are rebuilding most of the surface piece by piece, and replacement by a builder may make more sense.
We do not lay new concrete, so we have no reason to push you towards a replacement, and no reason to sell you a repair that will not last either. If your photos show a surface that is too far gone, we say so.

Can spalling repair be arranged for a holiday let?
Yes, and it is worth doing before the surface gets worse. A flaking terrace or pool surround is one of the first things guests notice, and loose chips get walked into the house.
The quote can be done entirely from photos taken by you, a cleaner or a property manager. We agree the dates around your bookings, and drying and use times follow the product data sheet, so you know in advance when the area can be used again.
Throughout, you can deal with us in English, and we can share photos of each stage.
Is spalling often found alongside other damage?
Very often. Spalled areas tend to sit next to cracks that let water in, and next to joints and edges that have started to break down. A good repair deals with all of these in the same visit before the colour goes on.
See concrete crack repair and pothole repair for those related defects, or our imprinted concrete repair page if your surface is stamped.
What decides the cost of a spalling repair?
The share of the surface that is spalled, how deep the damage goes, the total area to recolour and access to the site are the main factors. A patio with a few flaky patches is a very different job from a driveway that is crumbling across half its width.
The guide price per square metre and what it covers are on the price per m² page. Your photos let us tell you how much repair your surface needs on top of the recolour.
Frequently asked questions
What causes spalling concrete?
Typical causes are a weak top surface left when the concrete was laid, water sitting on or soaking into the slab, and traffic wear. A more serious cause is reinforcing steel rusting near the surface and pushing the concrete off from inside, which needs expert assessment before any repair.
Can a crumbling concrete patio be saved?
Often, yes. If the damage is in the top layer and the concrete beneath is hard and sound, we remove the weak material, rebuild the patches and recolour the whole patio. If the crumbling is deep and widespread, repair may not be sensible, and we will tell you so from the photos.
Is spalling a structural problem?
Surface spalling usually is not structural. It becomes a concern when steel reinforcement is exposed or rusting, when the concrete sounds hollow over a wide area, or when spalling appears on structural elements such as slabs over garages. In those cases, ask a qualified engineer first.
Why does my driveway feel sandy or powdery?
A powdery surface usually means the top layer of the concrete is weak and wearing away. It is often the first stage of spalling. Coating it directly would fail, so the weak layer has to be removed before repair and recolouring.
Can you repair spalling on imprinted concrete?
Yes, small spalled areas on stamped concrete can be rebuilt and then recoloured with the rest of the surface. The original stamped texture cannot be recreated exactly in the repaired spots, but under an even colour the difference is usually hard to notice from normal viewing distance.
Will the repaired patches look different?
Repaired patches always look different before recolouring. Once the whole surface receives two coats of synthetic resin paint, the patches and the original concrete share the same colour, and the surface reads as one. Close up, slight texture differences may remain.
Can spalling come back after repair?
If the cause is still active, such as water constantly sitting on the slab or rusting steel inside it, new spalling can appear. That is why we look at drainage and the pattern of damage in your photos, and flag any cause that needs sorting out alongside the repair.
Can I just seal a spalling driveway?
Sealing or painting over loose, crumbling concrete does not hold, because the coating bonds to the weak layer and comes away with it. The loose material has to come off and the patches need rebuilding before any coating goes on.
Do you repair spalling on balconies or slabs over garages?
We focus on ground-level outdoor surfaces such as driveways, patios, terraces and pool surrounds. Spalling on balconies or suspended slabs can involve the structure, so it should be assessed by a qualified engineer rather than handled as a cosmetic repair.
What photos do you need for a spalling quote?
Close-ups of the worst patches with something for scale, a photo showing how deep the damage goes, and a wide shot of the whole surface. Tell us if you can see any steel, rust staining or hollow-sounding areas, and give the approximate square metres.
Do you remove the old crumbling layer completely?
We remove all loose and weak material until we reach sound concrete, because anything left behind will undermine the repair and the coating. How much comes off depends on the condition of the surface, which is something we can judge better once we see it.
